Two careers at the intersection of municipal leadership and civil engineering, now applied to commercial real estate & development advising.

Langer Hulick Group started from a simple observation: Rock County developers kept getting passed between brokers, consultants, and engineers, retelling their story each time. A partnership combining those perspectives could do better. The firm operates as a Keller Williams affiliate while maintaining a distinct development-focused practice.

Al and Randy are involved with Forward Janesville and the Greater Janesville Chamber of Commerce, and they draw on those community ties when projects touch jobs, permits, and local stakeholders.

Al brings a career in municipal leadership and economic development to the partnership. As a former City Administrator and former Economic Development Director, he has guided municipalities and developers through entitlements, conditional use permits, land divisions, and Tax Increment Financing structures. He also operates an active economic development consulting practice serving clients across Wisconsin. He leads Creative Development Solutions, aligning municipal advisory and incentives projects with brokerage engagements through LHG.

Randy is a Licensed Professional Engineer (P.E.) with extensive experience in civil engineering design, project management, and site development on projects ranging in size from $1M to over $100M. He brings feasibility judgment, regulatory literacy, and trusted introductions when specialists are needed. He combines hands-on construction knowledge and personal investment property experience with brokerage in ways not typically found inside a commercial real estate firm.
