FAQ

What can we do for you?

Straight answers about how we work, what we take on, and what happens next when you reach out.

Do you take everyday leasing and sales work, or only large development deals?

Leasing and sales are central to what we do. Many clients engage us for a straightforward assignment and appreciate that principals who understand approvals and infrastructure are already at the table when questions arise. Complex development and entitlement-heavy work lives in the same practice, so you are not handed off to a different team or narrative as scope grows.

What assignments tend to fit especially well?

Situations where zoning, incentives, utilities, or coordinating multiple advisors could affect timing or value—not only heavy construction projects. If you need market clarity plus judgment about what is buildable or approvable, that is the overlap we are built for. If we are not the right specialist, we will tell you quickly and, when someone else is better suited, introduce you to trusted firms and advisors so your next step is credible.

What does having a licensed engineer on the team mean in practice?

Randy is a Professional Engineer (P.E.). In engagements he contributes feasibility judgment, early screening for site and utility constraints, and readable explanations of civil and regulatory material. Formal stamped plans and engineer-of-record responsibility stay with the licensed design firms you choose; we coordinate with those teams and make introductions when specialized design work begins.

Where do you focus geographically?

Wisconsin is home base, with Rock County at the center. We take on work across the region and will consider assignments farther out case by case based on capacity and fit.

What happens after we reach out?

Most introductions lead to a short discovery call within a few business days. If you are under time pressure, send whatever context you have—we will triage and respond with sensible next steps.

How does Keller Williams relate to Langer Hulick Group?

Brokerage services align with Keller Williams and KW Commercial affiliation and disclosure rules you would expect from a commercial brokerage. Development advising and municipal-facing work sit alongside that brokerage practice under the same partnership.

How should I use the Properties page?

It shows properties Langer Hulick Group is actively marketing—not a full MLS feed. Not every assignment appears online; off-market and relationship-driven work is common. Tell us what you are trying to buy, sell, or lease and we will steer you toward what matches.
